Carlson Real Estate Company Completes Last of Three Acquisitions in Charlotte, North Carolina
December 15, 2006—Carlson Real Estate Company has completed the last of three major flex and
industrial property acquisitions in Charlotte, North Carolina.

The addition of the 583,000 square foot CLT Logistics Center to the South Point Business Park and
Chemway Industrial Park, which were purchased in October, brings Carlson Real Estate’s total space
in Charlotte to 1.3 million square feet in 21 buildings. The 11-building CLT complex is located
immediately south of Charlotte-Douglas International Airport.

The transaction was brokered by a national CB Richard Ellis team that included representatives in
Atlanta, Dallas and Charlotte. The Atlanta team was led by Chris Riley and Frank Fallon and the
Dallas team was led by Jack Fraker and Randy Baird. The Charlotte team included Ryan Clutter,
Anne Johnson and Bryan Crutcher.

With finalization of this phase of its Charlotte acquisitions, Carlson Real Estate Company expands its
portfolio from 5 million to 6.3 million total square feet. In addition to Charlotte, Carlson has multiple
office and flex/light industrial properties in the Minneapolis/St. Paul and Phoenix metropolitan areas.
